AAA Reliable Inspections: A Relaxed Approach To Home Inspections

Rex Erbes is a professional property inspector, certified by the International Association of Certified Home Inspectors (InterNACHI), which is the world’s largest nonprofit association of residential and commercial property inspectors that provides education, training, and certification. Additionally, Erbes has an R5 license from the International Code Council (ICC) which allows him to perform Denver rental inspections and inspections for all one and two unit properties.

Erbes and the company he started, AAA Reliable Inspections, is one of a handful of companies that are certified to perform these inspections for the City of Denver. Entrepreneurship is in Erbes’ blood as his father and both grandfathers were entrepreneurs. “I worked in a hospital for three years and managed restaurants for 15 years and then I realized I wanted to work for myself,” said Erbes, owner of AAA Reliable Inspections. “It’s taken me a long time to realize it’s in my blood and now that I have, I am hoping to never go back because being your own boss affords me the flexibility that I am looking for. I am looking forward to building more relationships and taking my business to the next level.”

Erbes has acquired the technical knowledge to fairly and thoroughly assess the condition of the properties he inspects. Delivering confidence about the findings in the report you receive is important to Erbes. He also likes to take a new approach when interacting with homeowners. “One of the focuses I have that sets me apart from other inspectors is that I like to educate new homebuyers on systems in the house,” says Erbes. “I like to take a relaxed approach to inspections to not alarm new homebuyers. Obviously I will tell them if there are deficiencies or there are problems or safety issues. But I like to work closely with realtors to let them know that a lot of different houses have a lot of different quirks.”

With over 25 years of experience in customer service, it is vital to Erbes to focus on what’s most important to you. AAA Reliable Inspections interacts with you before, during, and after the inspection to understand what you need, prepare you for the appointment, point out areas of note along the way, and interpret any sections of the final report that you would like to understand better. Although Erbes is serious about the inspection he provides, he takes a relaxed approach to working with his clients, in an effort to make the whole process as seamless and stress-free as possible.

Each inspection takes approximately two to two and a half hours depending on the size of the home. AAA Reliable Inspections takes a thorough approach by opening all of the windows to make sure they open and close properly, testing outlets to ensure the house is wired correctly, going on top of the roof, etc.

“We will personally examine every corner of your property and communicate our findings and recommendations in a clear format,” says Erbes. “We will provide you with a comprehensive report within 24 hours, noting positive attributes, so the existing value of your property can be highlighted, and we detail all issues needing attention so you can make informed decisions about remodeling, repair, and replacement options. In addition, we will address any questions that come up regarding the inspection results and can assist you in troubleshooting issues that may be uncovered.”

AAA Reliable Inspections has passed all Home Inspector Exams, and Erbes always follows a comprehensive Standards of Practice, abides by a strict Code of Ethics, and takes accredited Continuing Education courses each year in order to maintain their membership in good standing.

In order to become certified, Erbes was required to take inspection courses related to the interior and exterior of the home, including the common and major areas of concern for home buyers, such as the foundation, heating and cooling, roof, plumbing, and electrical systems.

Buying a home is typically the biggest investment you will ever make, so it’s important to get a home inspection because the inspector can find and document defects that may or may not be evident to you. Such defects can range from simple replacements or repairs to severe damage or safety and health concerns.

At AAA Reliable Inspections, the focus is on you and making sure they help you fully satisfy the need that prompted you to seek an inspection. AAA Reliable Inspections performs professional home inspections for buyers, sellers and investors, as well as homeowners looking to refinance or maintain their property for value, health, and safety.
